Real estate & property
Covadesk runs a portfolio from the unit register to the bank: leases with escalations, monthly rent runs that invoice every tenant in one batch, arrears by age, deposits, service charges and utilities, and rental income tax by regime — all on a full accounting system.
Built for: Landlords, property management agencies, real-estate investment companies and developers managing residential and commercial portfolios.

The problems we solve
Covadesk ages every overdue rent charge by tenant and property, so the manager knows who owes what — and since when — on any day.
Each lease carries its escalation terms and next escalation date, so rent rises on schedule rather than when somebody notices.
Residential leases fall under Monthly Rental Income tax and commercial leases under withholding. The regime is set per lease and the month’s position is computed.
Deposits are held per lease and refunded through an approval, with deductions recorded.
See it in action
Real Covadesk screens, shown with sample data.

Occupancy, the rent roll and what is owed — with arrears ageing and the biggest debtors.

Every lease with its rent, tax regime, arrears and renewal state.

Charges that have fallen due with money still on them, by age.

Baraka Plaza unit by unit: who is in each, at what rent against market, when their lease ends, and how the service charges are shared out.

The month’s rental tax lease by lease: MRI as a final tax on residential rent, withholding on commercial rent as a credit — at the rates in force for the period.

Questions
Yes. A monthly rent run raises rent, service charges and metered utilities for every active lease. You review the run, then issue the invoices, which post to receivables and the general ledger.
Yes. Each lease carries a tax regime — residential leases under Monthly Rental Income tax, commercial leases under withholding — and Covadesk computes the month’s rental tax position from the rent roll.
Each lease records its escalation type, value and next escalation date, so the new rent applies from the right month.
Yes. The tenant portal shows their lease, invoices and payments, and lets them raise facility requests.
